Services & Pricing

Independent oversight — priced for where you are.

Hire us for your whole build, month to month, or a single review. Either way, you get one independent expert who answers only to you — never the builder — protecting your money and your home, for a fee that pays for itself.

Monthly Build Oversight

From $1,500 / month

Month-to-month · cancel anytime

Ongoing independent oversight, month to month — the middle ground between a single review and full representation. Steady protection for as long as your build runs, with no long-term contract.

Each month includes:

  • Two on-site quality & progress walkthroughs, timed to the milestones that matter (pre-pour, pre-drywall, rough-ins, final), each with a photo-documented report
  • That month's pay-application / draw review before you release funds
  • Change-order reviews as they come up (up to two)
  • On-call advisory for your questions (up to two hours)
  • A short monthly summary of where budget, schedule, and quality stand

Scales with home size and visit frequency.

Need just one thing? Buy a single service when you need it — no commitment. And it's not a sunk cost: the full amount is credited toward a full owner's-representation engagement if you move forward within 30 days.

Builder & Bid Review

From $750

We vet your builder — references, track record, insurance, financial footing, and any complaint or lien history — and pressure-test the bid: is it complete, apples-to-apples, and a fair price for the scope?

Contract Terms & Readiness Review

From $450

A plain-English read of your builder agreement before you sign — scope, allowances, the draw schedule, change-order and warranty terms — with a "questions for your attorney" list.

A commercial review, not legal advice — we recommend a licensed Texas attorney review it before you sign.

Schedule Reasonableness Review

From $450

A reality-check on your builder's schedule — its logic and sequencing, realistic durations, long-lead items, and whether the completion date actually holds up.

Change-Order Review

From $250

Is it a real change — or the builder's own mistake repackaged for you to pay for? We check the price, the contract process, and the true cost and schedule impact before you approve.

Pay-App / Draw Review

From $250

Before you release a payment, we verify the draw matches the work actually in place and check retainage and lien waivers — with a release-or-hold call.

Quality & Progress Walkthrough

From $500 / visit

We walk your site at the milestones that matter — pre-pour, pre-drywall, rough-ins, final — and hand you a photo-documented report of items for your attention.

A quality and progress observation — not a licensed home inspection.

Book a consultation

Plus hourly advisory — from $175/hr. For the questions, builder meetings, and one-offs that don't fit a box, buy an independent advisor's time when you need it.

No risk to try us

Start with one service. If you go all in, it's on us.

Any single service above is credited 100% toward a full owner's-representation engagement when you proceed within 30 days. The trial pays for itself.

Starting prices. Final cost varies by project size, scope, complexity, and location — you'll always get a clear, written number before any work begins.

Travel is included within roughly 50 miles of Dallas–Fort Worth, Austin, Houston, or College Station. Projects beyond that radius are subject to mileage reimbursement at the current IRS standard rate.

A note on scope. Our reviews and walkthroughs are advisory. Contract reviews address business and commercial terms — not legal advice; we recommend a licensed Texas attorney. Site walkthroughs are quality and progress observations, not licensed home inspections. Cross Timbers Development is not a licensed attorney, home inspector, professional engineer, or architect.
